Manor Road Quarter is a new, residential-led mixed use scheme that will bring major benefits to the community of Canning Town

The scheme is a collaboration between Muse Developments and the English Cities Fund and will deliver 855 homes – including 50% affordable housing – only a short walk from the centre of Canning Town, and less than 25 minutes from Waterloo Station and all that central London can offer.

Manor Road Quarter is located in the rapidly growing Canning Town neighbourhood, one of the most exciting areas in East London.


Just north of the Newham Way and a short walk from Canning Town’s retail centre, Manor Road Quarter is also superbly connected to the wider region by its proximity to the Canning Town Underground station, bringing residents to central London on the Jubilee line in under half an hour.


Affordable housing 


Half of the units in Manor Road Quarter will be designated as affordable, in a range of sizes suiting families and single people, which will allow more of Canning Town’s young people to remain living in the area they grew up in.



October 2021 saw the beginning of work on Manor Road Quarter when we commenced the construction of Phase 1 of the scheme. Phase 1 will provide 355 homes across 32 storeys.


Phase 2 & 3 will be started after the completion of Phase 1.


Final completion of the scheme is estimated for late 2024.


A new linear park


A key part of our scheme will comprise the delivery of green space, an area in which Canning Town has historically experienced deprivation. Central to this will be the provision of a 1.ha linear park creating new walking and cycle routes through the site and improving connections in the wider area.

Construction formally started in October 2021, with the plan to take an under-utilised but strategically located site and transform it to deliver a development that can serve the wide variety of local needs.

Manor Road Quarter will, when complete, help bring more jobs and economic dynamism to the local area, at a time when they are needed most.


Our scheme includes up to 1,845m2 of commercial and retail floorspace which will provide a flexible, sustainable core to the scheme at street level.
